What is a Referral Real Estate Agent?

Short answer? Me! I am a marketing director who hangs her license at Compass Real Estate. Why I haven’t made the leap into becoming a full-time real estate broker? This is for many reasons, I’m surrounded by top-level agents, I see how hard they work, the 24/7 they commit to clients. At this point in my life, I’m not ready for that, I love doing theatre in the evenings, I love marketing, I love getting to do passion projects like this blog. That’s why I am a referral agent and for very specific circumstances I will be someone’s direct real estate broker or a co-broker.

The long answer? I’m here to pull back the curtain and tell you what being a referral real estate agent really means, why it might be the best decision you make during your move, and yes—what the downsides are too.

What Exactly Is a Referral Real Estate Agent?

In simple terms, I’m like your real estate matchmaker or a “concierge” broker — So YOU don’t end up on some sales person’s call list.

What I do is connect you with a top-tier, vetted agent who’s the best fit for you based on your needs, your location, and your goals all while keeping your information private until you’re ready.

Think of me as your behind-the-scenes guide. Rather than randomly Googling agents, you can go through a referral agent—someone who’ll handpick a great local agent who knows the area like the back of their hand. It’s like getting a personal recommendation, but with some industry muscle behind it.

I don’t just send you a random name and wish you luck. I research, I call, I vet, and I follow up. I’m there through the whole process to make sure you’re being taken care of. And yes, I do get a referral fee when the deal closes—but that fee comes out of the agent’s commission, not your pocket.

In a small town like Bellingham, where trust is everything, having a referral agent in your corner can save a lot of time and guesswork. Plus, I usually know who’s great and who just has a flashy billboard.

Why use a referral agent?

No added cost. Seriously. The referral fee comes out of the buyer or listing agent’s commission. So you get expert help without paying extra.

Through Compass and my network, I’m connected to some of the best agents in the country. These are people who know their market inside and out, who are professional, communicative, and who deliver results. You can also just connect with me if you have agents in mind but aren’t sure who to talk too.

But hey, let’s be real—there are some cons.

1. I’m not your agent.

If you love the idea of me personally showing you homes or hammering out your deal, that’s not really part of the referral role. I’m the connector, not the boots-on-the-ground agent. But if you really wanted me to be your agent I know we could figure it out.

2. You still have to vibe with the person I refer you to.

Even though I do everything I can to match you with the right personality and style, real estate is a people business. If it’s not the right fit, I’m happy to help find someone else— that first connection might not be perfect every time.

3. Not every market is created equal.

Some areas are more competitive, or have fewer agents, or just operate a little differently. I’ll always do my best, but sometimes a little flexibility is needed.

Why I love being a Referral Agent

I love being a referral agent because I see it as a gateway to my financial freedom and a way to share the wealth. It’s no secret real estate agents can make excellent money — BUT the agents I know and would recommend, work their butts off and earn every penny of their commission and provide value to help people buy right and sell at a properties best value. They put in a lot of work over an unknown length of time for that paycheck. I say it “shares the wealth” because I still earn a commission for making that connection. The agent who closes the deal shares a portion of their earnings. So, it’s a win-win—buyers and sellers get someone solid, local agents get new clients, and the referral agent gets paid for their matchmaking.

I dream of owning a home in Bellingham, paying off my student loans, putting money into a savings account for the future. Being a referral agent and writing these blog are steps toward that goal which I have full control over.
